These are the terms for booking and staying at a Marais home, and for using this website. Booking a home means you have read them and agree to them on behalf of everyone in your group. Last updated August 2026.
Booking
Pick a home and your dates at checkout and enter your card to book. A booking exists once the reservation is confirmed and the deposit is charged. Card details are entered into the secure payment form provided by our reservation system (Guesty) and go directly to the payment processor; they never touch our servers.
If online payment is ever unavailable, checkout sends us a booking request instead. Nothing is charged, and we confirm your dates and take payment through a secure payment link sent by email.
The person who books is the primary guest. They must be an adult, must be staying at the home, and are responsible for the whole group and for these terms. Some homes set a higher minimum age for the primary guest; where that applies, it is shown on the home's page. We will ask for a government-issued ID for the primary guest after booking, and we may cancel a booking if it is not provided.
Rates come live from our booking calendar and include the nightly rate, the cleaning fee, and occupancy taxes. There are no per-guest fees. A quote is current when it is generated and is not a reservation. Minimum stays are set per home and per date (currently 2 to 3 nights, longer on marquee weekends). We accept bookings for most homes up to 12 months in advance.
Payment
The deposit is 50% of the all-in total (nightly rate, cleaning fee, and occupancy taxes), charged to your card as the booking confirms. That locks your dates. The balance is charged to the same card automatically 60 days before arrival. Stays booked inside 60 days of arrival are charged in full at confirmation.
One organizer books and pays for the group on one card. We cannot take individual payments from members of a group.
Optional extras, such as pool heat where it is offered, are added to the reservation and charged to the same card.
Cancellation
Cancel 60 or more days before arrival for a full refund of everything paid. Cancellations inside 60 days of arrival are non-refundable. This mirrors the payment schedule: the remaining balance is charged 60 days before arrival.
There are no refunds for early departure, for nights you do not use, or for a smaller group than you booked for.
New Orleans has weather. Hurricanes, storms, flight cancellations, and festival changes do not change the cancellation terms, so we recommend travel insurance for any trip, and especially for stays between June and November.
House rules
Every Marais home is in a residential neighborhood with people living next door. The rules below apply at every home. Anything specific to one home is on that home's page, and the booking confirmation repeats it.
- No parties or events. The homes are for the group that booked them to live in for a few days. No gatherings beyond the registered guests, no ticketed or open-invite anything, no vendors or catering for a crowd.
- Occupancy. Each home has a stated maximum (up to 10 guests). The guest count you give at booking must be accurate, and only registered guests may stay overnight. Occupancy limits are strictly enforced.
- Quiet hours are 10:00 PM to 8:00 AM. Indoors and out. Outdoor speakers, where a home has them, are off during quiet hours. Quiet hours are strictly enforced as part of our commitment to being good neighbors.
- No smoking inside any home, including vaping. Smoke outdoors, away from open doors and windows, and take the butts with you.
- Pets. Most homes do not allow pets. Pets are allowed at The Spoonbill and The Nest with prior approval. Service animals are always welcome. Tell us in the booking notes.
- Security cameras. For the security of our guests, exterior recording devices are located at the front and back doors of each home. Where there is a pool, the pool area is within the coverage area. All cameras are exterior only; there are no cameras of any kind inside a home.
- Noise monitoring. Per City of New Orleans regulations, each home is equipped with a noise monitoring device. It measures decibel levels only and does not record sounds or conversations. The device also monitors occupancy and cigarette smoke. If it alerts us, we will contact you first; repeated alerts can end a stay.
- Pools and hot tubs. Use of any pool or hot tub is at your own risk. There is no lifeguard. Children must be supervised by an adult at all times. Some homes share a pool with neighboring Marais homes; where that is the case, it is stated on the home's page, and other groups may be using it during your stay. Pools are cleaned and serviced on Monday and Thursday mornings (between 8 AM and 11 AM), and landscaping is maintained every other Thursday. The crews work outside only.
- Pool heat. Most pools are heated year-round at no charge. Where a home lists pool heat as an optional extra, the nightly fee shown on the home's page applies to every night of the stay, and the pool cannot hold heat when the overnight air temperature falls below 40 degrees.
- Damage and extra cleaning. You are responsible for damage to the home and its contents beyond normal wear, for missing items, and for cleaning beyond a normal turnover (for example, smoke odor, stains, or excessive trash). We will tell you what happened, show you the cost, and charge the card on file.
- Breaking the rules. A party, an occupancy breach, or repeated noise violations can end the stay immediately with no refund, and the group may be asked to leave.
Check-in and check-out
Check-in is from 3:00 PM. Check-out is by 11:00 AM. Every home has a keypad lock; the code and the full check-in details arrive by message three days before arrival. The home's exact address is sent after booking.
Early check-in and late check-out are sometimes possible; ask and we will tell you. Please do not stay past 11:00 AM without arranging it, since the cleaning crew arrives for the next group.
When you leave, put any trash outside in the bins and close up. We take care of everything else.
Liability
You stay at your own risk. Marais Management LLC is not responsible for injury, loss, or damage to you, your guests, or your belongings during a stay, except where the law says we are. This includes use of pools, hot tubs, grills, balconies, and stairs.
If a home becomes unavailable before your arrival for reasons outside our control (for example, storm damage or a utility failure), we will offer a comparable Marais home where we can, or a full refund of what you have paid. That refund is the limit of what we owe.
The content of staymarais.com (text, photography, commissioned artwork, and the brand) belongs to Marais Management LLC and its artists and may not be reused without permission. Availability and pricing come live from our booking system and can change until a booking is confirmed. The site is provided as-is, and we may correct errors on it at any time.
